Sitework & Underground Utilities in South Charlotte

South Charlotte is a district of the city, with larger properties, redevelopment and custom-home rebuilds. Stone Pro Grading, LLC phases clearing, grading, and water, sewer and storm drain work around retained buildings and access, with owner oversight. For the Ballantyne area, see our Ballantyne utilities and sitework page, and for broader grading, our Charlotte grading services.

Phased Utility & Drainage Work

On rebuilds, a building or driveway often stays in use while new lines go in, so work is phased. Service availability is confirmed for each property.

Water Line Installation

Water line installation routed around retained buildings and the access that must remain.

Sewer Line Installation

Sewer line installation phased with demolition and grading on redevelopment and rebuild lots.

Storm Drain Installation

Storm drain installation to carry runoff away from new and existing structures along planned routes.

Redevelopment & Larger-Property Sitework

Larger lots allow separate work zones, but clearing, grading and utilities still need a clear order. We help owners and builders lay that order out. Photo: Stone Pro Grading project photo, an aerial view of clearing and excavation between homes.

Commercial Grading & Excavation

Grading and excavation for commercial and multi-unit pads, drives and parking, scheduled so retained structures and access are protected during the work.

Planning a South Charlotte Project

A South Charlotte mailing address does not by itself tell you which jurisdiction or service provider applies. Confirm both for your actual property rather than assuming.

For an estimate, send the property address, acreage, plans showing retained buildings and access, the utilities scope, the phasing you expect and your schedule.

Rebuild and Retained-Building Scope Boundaries

Many South Charlotte projects involve a lot that already has something on it: a house or building to keep, part of a structure to remove, or a site being cleared for a rebuild. The most useful early step is drawing a line around what is in scope. Which structures, slabs, drives and landscaping are coming out, and which are staying?

Document current grades and connections

Before anything is removed, record how the site looks today: ground elevations near structures, where roof and surface water goes, and where existing water, sewer and storm lines connect. Dated photos and any survey or as-built drawings help. This record gives everyone a reference if questions arise once the ground is open.

Sequencing Selective Demolition and Excavation

Taking out part of a structure while keeping the rest calls for a deliberate order. Disconnecting and locating existing lines, removing the targeted portions, and then excavating for new foundations or lines each affect the next step. Sorting out what comes first helps avoid undermining something that is meant to remain. Our excavation services page covers the digging side of that work.

Water, sewer and storm connections

New lines may tie into existing ones or follow new routes. Show where you expect them to connect and note anything still unverified, such as the exact location of an older line. Confirm with the property's service provider what is available before the scope is fixed. More on the lines we install is on our underground utilities page.

Protecting Access to Remaining Improvements

If a retained building, drive or garage must remain usable, keep that in front of everyone. Mark the routes people need, the surfaces equipment must not cross, and any fences, trees or walls to protect. Where a temporary route is needed, decide who sets it up and when it comes down. Drainage near retained structures deserves care too, so see storm drainage services.

Information That Speeds a Review

  • A plan or sketch marking what stays and what goes
  • Photos of current grades, structures and access
  • Known utility locations and tie-in points
  • Planned pad or foundation elevations
  • Your preferred order of work and timeline

South Charlotte Sitework Questions

Is South Charlotte a separate city?

No. It is a district of Charlotte, so the property's actual jurisdiction and utility provider should be confirmed.

Can utility work be phased around a retained building?

It can be planned that way. Tell us which structures and access must stay, and we will discuss sequencing.

Why document current grades before demolition?

A record of existing elevations, drainage and utility connections gives everyone a shared reference once the ground is open. Dated photos and any survey you have are enough to start.

How should partial demolition be described?

Mark each element as removed or retained on a plan or sketch, including slabs, drives and walls, and note any utility disconnects expected first.
